The sensitivity analysis tool runs a 7x7 matrix of scenarios across two variables simultaneously, so you can see how returns change across a range of assumptions.

Variables

You can set either axis to any of these variables:
  • Exit cap rate
  • Sale price
  • Hold period

Output metrics

The matrix shows one of these metrics per cell:
  • LP IRR
  • LP equity multiple
  • Net proceeds

Color coding

Cells are color coded automatically:
  • Green — strong returns
  • Amber — moderate returns
  • Red — weak or negative returns

How to run

  1. Go to Scenarios and click Sensitivity
  2. Choose row and column variables
  3. Set the center value and step size for each axis
  4. Select the output metric
  5. The matrix populates instantly from your baseline scenario
